Purbecks had an excellent floorplan and a really impressive level of information about the prospective property available on Rightmove. The response when we requested a viewing was swift and accommodating and Luke, who showed us around, was impressive in his knowledge of the house.
Unfortunately we hit problems with this estate agent when we put in an offer. We started receiving multiple contradictory emails from different staff members, all asking for different requirements to be met. After coaxing us into raising our offer three times, we were told our fourth offer would be accepted and the property removed from the market upon supply of further information from ourselves. Despite sending this, we received nothing and, after chasing, we were told a higher offer had been accepted within the 24 hours when we had been waiting for a response - this was apparently because we were unable to specify which solicitor we would be using. (We were unable to do this because we had not been told any of our offers had been accepted.)
Disappointing ethics and disappointing service in the end. A real shame: they seemed a promising agency.
What agent could do to change your mind?
Clearer communication - one point of contact for customers
Do not assume that all offer correspondence should be sent to both parties, or that both parties are married and have the same name
No contradictions in what is being asked for
Emails took 3-5 hours to arrive from agency: email setup appears to be inadequate for business use
Be very clear in emails if an offer is accepted or not
Be more clear about what is expected in a satisfactory offer from the get-go - changing the goalposts midway through raises suspicions
Give customers the benefit of the doubt: they want to do business with you and have no intention of messing you or the vendor around. However, it is impossible to organize a mortgage application in <24 hours if you have not clearly indicated that an offer has been accepted.
Do not request sensitive personal information (ID, DIP) until vendor is prepared to accept the offer

The gentleman leaving the review was not the person who negotiated the purchase of the property. The lady concerned (his partner) was difficult to reach as we were unable to telephone her during office hours and her works email blocked every email address we had other than the generic office email address. This email address is accessed by all members of staff.
Negotiations took over a week as the buyer made an extremely low first offer and continued to increase the offer in small increments thereafter, during this time many viewings took place as the house is in an extremely popular location (something the reviewers partner was made aware of). Different staff had to respond to the offers as days off had to be taken during the negotiations. The buyers were informed that the first viewer to the property was extremely keen and only had to arrange their finances.
A price was eventually agreed but the buyer was informed that our Vendor needed to know which Solicitor and lender the buyer would be using before the property could be removed from the market. He had had a terrible experience previously with a particular Solicitor causing delays and problems. The buyer was unable to provide details of a Solicitor. During this wait, the first viewer at the property arranged their finances, provided Solicitors details and offered the full asking price. Their asking price offer was accepted and the property was removed from the market. The buyer writing this review was notified.

The sale of the property did not go through, as the people whose offer was accepted changed their minds. The people who wrote this review were informed of this immediately and given the opportunity to offer again, before the property went back on the market. We were aware that they had written this negative review at the time we did this.
A price was negotiated and sale agreed. The information required by our Vendor was provided and the sale proceeded to completion.
