As part of their letting service, Medlock are supposed to carry out tenant checks before letting your property out. In my case, the tenant gave employer info for a company that actually went out of business/shut down two years before the tenancy even started but because Medlock hadn't carried out proper checks they just went ahead rented out my property to a fraudster! I let my property through them and trusted them to do a good job as I lived in another part of the country so was relying on them to do the job they were trusted with and paid for. After a while the tenant decided he didn't want to pay rent. Medlock emailed to tell me that the tenant has refused to pay the rent so they couldn't pay me but that the property would be empty in two weeks time and so it would be best that I "sit it out". Two weeks later I went to the house, let myself in only to find the tenant and their half a dozen children sitting around the table all having lunch!! Called Medlock but they refused to do anything and said there was nothing they could do so I should negotiate with the tenant as it could get nasty. The tenant refused to leave and instead threatened to take me to court if I didn't let them stay until he and his family had decorated their future home and were ready to leave. In his own words, he wanted to "make the house perfect for the children". In the meantime I'm out of rent PLUS a sitting tenant and Medlocks were nowhere to be seen. They then basically told me I was on my own and that they could not do anything about rent arrears or getting the tenant out. I was shell shocked! I thought that by appointing and paying an agent to represent me, I was safe and that if anything happened then the agency would guide/help me but unfortunately they did nothing. I had to get the tenants out myself which took a few months and to my surprise and horror, Medlock got in touch once the tenant left to ask if they could have a set of keys so that they can show prospective tenants around!!
As part of the contract, Medlock were to carry out periodic checks/inspections to ensure that there was just the usual wear and tear and that the property was in good condition and report back to me but this NEVER happen throughout the tenancy. The house was left with thousands of pounds worth of damage and needed months to repair and to put things right. I was not only losing rental income but also paying out to put things right. It has cost me almost a years rental income to bring the house back to its original condition. The deposit should have been held in a recognised deposit scheme and receipt of this should have been provided when requested but this never happened. I should have been able to use the deposit as part payment towards repairs. The deposit is held for this as security but Medlock did not forward me this money or provide receipt proving they had deposited this in a deposit protection scheme. Had they don't this, I would have had that money to put towards the costs I incurred. Instead of answering queries, Medlock staff would blame each other for not carry their duties (as set out in the contract) which is disgusting and very unprofessional because ultimately it is the agency that is responsible and not an individual working for them. They don't appear to be members of the Property Ombudsman, ARLA, Deposit Protection Scheme or any other recognised body. They lied and refused to respond to request for details requested. DO NOT USE agent who are not part of any regulatory body. Medlocks do NOT appear to be as there's no sign of this on their website and you will not get a response if you ask them, so, please don't put yourselves through what I have had to experience. Chose a more professional agency who will support you if things go wrong. This experience has put me off letting altogether and left me so out of pocket that I have decided to sell the property. I couldn't do this again. Medlock have made it impossible for me to trust or work with letting agents again.

I have lived next door to a property managed by medlock estate for 11yrs.

my advice to anybody wanting to use them to manage their property DONT DO IT.

Every six month or so we get a new tenant worse than the last, we have had to endure all night partying, fighting in the street, stealing of parcels, filling up of 5 residents bins, police every other night, cars damaged, other neighbours windows smashed.
This behaviour was not acceptable, why should my child who was studying for gcse's have to listen to them every night all night. at one point there was 8 people living in the 2 bed property.

After daily complaints from several neighbours we were promised that they would not allow anymore non professional tenants into the property. Next tenants they rented the property to were non professionals from a hostel!!! who then stole from residents, were constantly going through our gardens and sheds to steal, took delivery of our parcels and sold them ( which meant I was out of pocket by £120 although they were charged by police), they then decided growing cannabis was their next step.

regardless of all the bad tenants we were promised 3yrs ago that their overgrown garden brambles which is ruining my fence and blocking the right of way, would be dealt with, constant phone calls to be fobbed off was as far as we got. There is rubbish under the brambles from several previous bad tenants and foxes are living in there. the council have now been involved and served notice on them. it has taken them nearly 3 month to be promised it will be cleared, their deadline to have cleared the garden is Friday 7th nov. today is 5th nov and no attempt has been made. (from experience it took us 7days to clear the 8ft high brambles from our garden originally so I know they should of started work by now).
Basically these estate agents do not care about your property or the residents surrounding the propertys.
Do not trust your property will be safe with them, take your business elsewhere. take it from somebody who after buying their home has had to endure years of nightmare tenants living next door and who has seen the carnage that medlock allow the tenants cause.
If you have money to burn and are happy with having to pay repair and replace fees after every tenant then this is definitely the estate agents to use.

What agent could do to change your mind?
They could have been Honest and told the Truth and Not lied and made are Life's Hell for 8 Months it's a joke that they think they can get away with doing this to Good People.
