I have used this agent for several tenant finds and unfortunately have found that over time their service has deteriorated from reasonable to appalling.
As a landlord I need an agent to provide:
A good tenant that has been fully referenced BEFORE installation which should be done with my knowledge and consent.
A fair and complete contract.
An inventory which reflects the condition of my property.
All of these things are essential to protect both landlord and tenant.
Unfortunately none of these things was performed properly.
The tenant was installed (without my knowledge) while investigations into CCJs were still on going.
The contract was for the wrong period of time.
The inventory was a mess and was based on the previous tenancy. It did not include updates to the property and had notes written all over it making it completely useless as a legal document. Having asked them several times to improve the inventory to a satisfactory and usable state, I ended up writing the inventory myself and giving them a copy as they failed to provide this despite several chances to do so.
In addition, I also had to give readings to utilities as they also failed to do this in a timely manner, and, had to remind them on several occassions that the deposit needed to be lodged with the DPS.
Having written a complaint and provided email evidence supporting all of these issues they still failed to admit and apologise which is absolutely unacceptable and is very, very worrying. I hope this saves someone else going through the nitemare this caused me...and the considerable cost!
What agent could do to change your mind?
The agent could:
Ask landlords to confirm a convenient installation date.
Provide a contract which matches the needs of the landlord.
provide a complete, up to date and useable inventory which reflects the condition of the proeprty on installation.
Place deposits in schemes in a timely manner.
Give readings to utilities in a timely manner.
Provide a professional and good service.
Deal with issues professionally and timely.

Comment on agent fees
The fees were in line with other agencies providing the same service. It was the service that was poor.
