I had dealings with CJ Hole (Rachel) twice, in 2009 and in 2011.
1st word of caution: they don't like working on Saturdays, cancel viewings, are late, or don't show up, so only use them if you are unemployed or have plenty of spare time.
In 2009, I had 2 viewings with Rachel. The 1st one was on a Saturday morning and she was 1/2 hour late. The agency could only tell me she was 'on her way'. Crawling out of bed after a boozy night, more likely. Anyway, she showed up, and she was very pushy, even though I did not like the flat at all. I then booked a viewing for another property with her, during the week (which means I had to take the day off work). She was late again (although she did call this time). The property (a period Victorian house, split into 4 flats) was unbelievably run-down: from the outside, the building looked like it was going to collapse. Inside the flat, the floor was not even and you could see that every time someone took a bath or used the toilet, liquids would seep through and inundate the floor! Rachel was extremely stroppy that I would not rent the property and told me: 'you are really difficult!'

Rachel does not show up. I call the agency and they tell me: 'you do not have any viewings booked with us'. I then book a 3rd viewing the next Saturday. Rachel calls me at the appointed time to let me know that the property has been let and the viewing is cancelled!

Thank you for your feedback Chelsee. Properties are always assessed based on the original Inventory/Schedule of Condition. Ultimately it is the Landlord who decides whether to pursue any claim against a deposit, not the Agent. I understand that a Property Manager is currently in discussion with you regarding the deposit claim and that the cleaning issues did involve more than removing dust. Having checked the records a couple of viewings didn't take place as the clients didn't turn up for the appointment, which we understand is very frustrating. Deposit releases are only possible once the Landlord confirms this in writing, and when we received your call chasing this we contacted the Landlord again and arranged release the same day as their email arrived.
