Oh dear me. Where to begin?
I have had many rental properties over the last twenty years and many, many dealings with agents ¢â‚¬â€œ some positive, others not so much. This was the worst experience by a long, long way.
I had been warned about Lawson and Daughters and their reviews tended to confirm what I had been told. However, stupidly, I thought I would make some enquiries with them as their office was just down the road from the property to be leased - I mistaking assumed that they would at least know something of the market in their own area. Having a property lawyer in the family also gave me some reassurance.
I am the first to admit that I was taken in by their spin. They promised the world and did it all with a smile. Unfortunately, what they delivered was incompetence of the highest order. They never returned phone calls, never followed up queries from myself or the tenant, paperwork (including contracts) frequently contained errors and they were entirely untrustworthy.
The final straw came when they falsely claimed that the tenants were refusing to sign a tenancy renewal. As it turns out, I had actually become quite well acquainted with the tenants, as it was easier to go directly to them than dealing with Lawsons. The tenants had in fact returned the lease twice. The first time was by post and then, upon hearing that the lease had gone missing, they delivered a second copy by hand. Both times the tenants contacted me to advise me of this.
I will never use Lawsons again and, if you value your sanity and your investment, I would advise others to avoid them!
What agent could do to change your mind?
Follow through on their promises, introduce a proper filing system and double check their work before sending it out.
