Hi,
I would like to share with you the highs and lows of my house moving experience.
Back in 2013 I put my home up for sale with William H Brown. Unbeknown to be at the time they over priced the selling price by £50000. Just before the end of the three month contract, William H Brown contacted me and suggested that seen as no-one had come to view my home that I should consider reducing the sale price by £20000. As you can imagine, I was a bit perturbed, after all as Estate Agents surely they should know their market! It was purely work commitments and lack of time to research that led me to continue with them for the next few months.
I eventually went on to another agents books, Simpson and Partners who were a bit more realistic with the sale price of my home, to the point I sold it. (subject to contract). Unfortunately their weakness was communication. Simpson and Partners failed to notify me, of the fundamental fact that my buyers purchasers had pulled out of there sale, which naturally left us all in the chain in a difficult position. It was three weeks before they admitted the sale had fallen through. It was the complete lack of contact and non return of phone calls that led myself and owners of the house I was purchasing, (who also happened to be with Simpson and Partners) to think something was wrong. It was our insistence and harassment that eventually led them to let us know what had happened. Simpson and partners lost both our contracts that day, and we lost surveyors fees and the homes we wanted to move into!
Following my experiences I made the decision to take my home of the market.
It was personal circumstances that led me back down the High Street earlier this year to once again walk anxiously into another Estate Agent. I entered Connells as a close friend had recommended them to me.
Right from the onset the experience was different. The office is open, the staff welcoming and friendly and within a few minutes I felt comfortable enough to put my guard down.
Russell Palmer gave me a realistic price to sell the house and as a result of my previous encounters with estate agents I had taken time to research the market and I agreed to the sale price and their terms and conditions.
Russell introduced me to Rachel Oban, a lovely young girl, to arrange my mortgage. She was attentive, polite, understanding and reassuring throughout the whole process and kept me up to date regularly. Her efficiency and knowledge of mortgages has led me to recommend her to family members and friends who are also currently planning on moving house. She is a true asset to Connells!
Within a week I had viewing's. The viewers were all in the correct position to buy, which instilled more faith in Connells, as from a buyers perspective, they were showing genuine interested people around and not time wasters.
Russell took on board everything that I was looking for in a new home. His understanding of my needs led him to find me my perfect home. I knew from the moment I walked through the doors that the house he showed me round was ideal for me.
My purchasers where organising their mortgage through Rachel also, which meant everything was in house and everyone was kept up to date with everyone's progress. My sellers were going into rental which made the chain in principle an easy one, but that wasn't the case.
Russell Palmer took control of all the problems that arose during the sale of my home, which overstepped his role and coincided with the solicitors. Russell realised that everything would fail to go through if he waited for solicitors to take charge. He dealt with the majority of the liasing, negotiating and communications within the chain. He was HONEST throughout the whole process.
There was a point when I was ready to give up and not go through with the sale, Russell found a way to reassure me that everything would work out. And work out it did......
I am now in my dream home.....it's a project, but I was prepared for that as it was on my original tick box.
I've now been in my home for a month and I love coming home. I'm so grateful to Connells for making my home wish list come true! It was a tough stressful journey and I couldn't have got through it without the support from the Connells Team.
