AVOID AVOID AVOID - if your house is currently managed by him, better take it of the market and remarket it through a different agent.
I have been using this letting agent to manage the lettings of our house in Aylesbury, when we moved to the North west. For the past couple of years I felt that the owner was getting very dodgy. Rent not paid in time, he kept moving the pay date that I didn't get a full years rent and we had to phone him every single month, and there is always an excuse - mother ill, father ill, him ill, he was on holiday, wife in the far east ill.
When he didn't answer the phone, sometimes we get through to a woman who we assumed was a staff, but had no authority to speed up payments.
He changed the name of the company a few times, lately into 4 sale 2 let ltd - RPS (buck) Ltd each time charging us with a registration fee, and other fees. I did contemplate on changing agents, but it was unpractical for me at the time. End of last year we decided to take house of the market, basically giving 2 months notice to the tenants, because I felt so uncomfortable and had bad feelings about this company.
We arranged to meet him at his office, only to find out it wasn't his office, but a call center that manages incoming calls; he wasn't there and the woman who we thought was his staff, wasn't. She was a staff of the call centre and was instructed by this Steve to give 1 set of keys back (where was the other set???), so we changed the front and back door keys the same day, just in case.
Our house wasn't cleaned and there were so many things needed fixing, it was obvious that he didn't check the property as he always claimed and he owed us the last 2 months rent. I had to fork out more than £1000 to repair the house. I wanted to take his company to court, only to find out that all the companies were dissolved their initial capital £1 and the are worth nothing or minus figures (we checked at the companies house website). It will just cost me more money (court fee) and they wouldn't pay anything anyway.
We since tried to contact him but he wouldn't answer the phone.
Well at least I got my house back. Peace of mind.
So do not deal with this person for any kind of business.
