I have had an awful experience with Black Katz, and i would definitely not recommend them as they were unprofessional and very rude when dealing with my case.
I had chosen to rent a three bedroom flat with two of my friends in Archway, we had a very short viewing in this crowded flat that was also boiling hot and so we didn't want to spend too long in the flat! Now my big problem was that during the viewing it had not been pointed out to me that third bedroom did not have a window and there was only a skylight, now since the viewing was brief and the room was very light in the excitement of getting a flat i just somehow imagined a window in that particular room.
i felt very pressured by the estate agent assuring me that this property would be the best for my money and that if i dont sign now it will go and i will miss out. so me and my friends signed the agreement for this extremely small and poorly ventilated flat.
when the moving date came 2 months later i was horrified to discover my room had no window and just a 40cm x 40cm skylight in the ceiling. now my friends assured me with the windows and doors open sufficient air would reach my room. After spending a night there it was awful and i just couldn't sleep well at all and i felt it were unfair to be paying such a lot of money for a room with no window and my friends two bedrooms to have a nice breeze but mine was so stuffy. I decided to get out of my contract since this room was not suitable i could not spend a year living in a place that was so stuffy and where i had no fresh air, i wanted to be able to close my bedroom door without having to worry of not getting enough fresh air!
i felt that as supposed 'professionals' the estate agent should have mentioned the lack of a window in this 'third bedroom' and it is the estate agents duty to provide sufficient knowledge about the property he was selling which i felt he had none, as later we were told the window opened by remote, however this was never shown to us at the viewing and we were not informed until 3 weeks into the tenancy, therefore i immediately terminated my contract and got a refund as i felt i was completely conned!
since i needed to find another place i had been to other estate agents which showed me lovely apartments all within my budget which were far superior to the claustrophobic small stuffy flat with no window in one of the bedrooms! and for a three bedroom flat you would expect there to be more than a TOTAL of Four windows in the entire place!
therefore i would advise students to not use black katz as they have dealt with my case in a very rude, dismissive and unprofessional manner and treated me badly and ultimately putting me in a very difficult position just a month before my university term starts!
What agent could do to change your mind?
Well firstly the agent should have told me about the skylight window in the third bedroom, as i would not have accepted that flat if i knew i wouldn't have a bedroom window
i would have liked to have not felt pressured to make a decision that second and been given time to think, as the agent made me believe that there would be no properties available later and that i have very few options which of course was a lie since properties become increasingly more available throughout the summer!
when i made a complaint after moving in i would of liked to have been treated in a polite and professional manner by the agents, instead they were rude and acting as if i did not have rights to make complaints

Comment on agent fees
the estate agents charges a total of ‚£450 service fees to all three of us girls (students) which i found to be odd, this fee did not go to our deposit or the rent it was for them showing us one very small apartment and i felt outraged to have paid them for their extremely poor services. I felt if the estate agents were honest and said that more properties would become available at a later date if we weren't too sure about this place, instead of pressurizing us into taking this apartment stating there would be no other properties within our price range and we have to act fast.

We are sorry that you have felt the need to complain; we work very hard at customer service which is why we get so many good reviews.
Our comments are:
1. We never pressure any individual into taking a property but we do make them aware how busy the market is and therefore if they are interested in a specific property the sooner they can make a decision the better. This is especially true during the student season when the market is really, really busy.
2. You were not happy with your room, it has an electric roof window, in the flat and so a new tenant was found - that new tenant in addition to the other 2 tenants whom you originally rented with are all happy and living in the flat.
3. The Administration fee we charge is to cover your tenancy costs and is very similmar to that charged by most agents.
We are sorry that you are not happy but feel we act in a professional manner at all times and like to think we have a great relationship with most of our tenants.
