I was very happy with Life Residential from finding property to signing contract. However, their property management is really bad. I had two bad experience with them. Firstly, they told me a plumber is coming over to fix the shared bathroom in the living room. However, on the day, I woke up in the morning to found the plumber standing right at the end of my bed, he then explained that he's fixing the bathroom in my room (I have an ensuite). I contacted Life Residential about it, but they threw my complains amongst a several departments, none of them take responsibility, none of them apologise and assure me that it wouldn't happen again, one of them even implied that I shouldn't be sleeping at that hour of the day.

The second incident is that I informed Life Residential that one of my flatmate was subletting for months and the other one has harboured extra occupants in his room for months. I contacted my property manager in early December, they arranged a flat check in late January, said they can't proof anything. I complained again, they managed to take 4 months to send a warning letter to my flatmates in April. While I informed them that nothing had changed, they told me to just wait till the contract ends in June and not cause any trouble anymore. It was extremely unfair and lazy of them considering I was the only tenant that played by the rules.

I thought the charge for the 'card fee' (over ‚£20) was unecessary. An admin fee was already charged (which I understand), but I don't think an addiotional card fee can be justified when this is the only option for payment.

I have had a very similar situation. Been left without a fridge for 3 months in a furnished property. I have gone down their complaints process and 2 agents I was dealing with have “unexpectedly gone out of the office” while others higher up simply do not give any answers. ...

What agent could do to change your mind?
The agent could've been upfront about all this additional items. We were told that they "gave" us the inventory report which was a lie. I requested them for it TWICE specifying that it was for my planning to buy additional material and not to review the sad state of the sofas or any other furniture! They never advised us to go through it. It was a complete shock to me when we moved in, after we signed the contract. After that, all they said was that nothing can be taken out, since it was in the contract. When space is such a premium, it was ridiculous to have chipped plates, wobbly furniture lying around. Extremely unhelpful.
