I wanted to bring to all Landlords attention, that Smart Move Estate Agent has got a criminal record.
Approached Smart Move in May 2010 to manage my property.
Smart Move Estate Argent unfair withheld all of the deposit money and refused to co-operate with me and my solicitor. They failed to return all the calls made by my solicitor and myself and ignored all our letters. Tenant was evicted out of my property and it was in a state of some considerable damaged upon the tenancy coming to an end and I had to spend in excess of £2,000 in remedying the problems.
I have taking Smart Move Estate Agent to small claim court and I have won the whole of the deposit money.
Also I have provided ample notice of my desire to dispose of Smart Move Estate Agent services and yet despite this they have continued to charge me, in my view without justification. I have issued the tenant with a section 21 notice, giving them at least two months notice to leave, but the tenant ignored the notices. I have also gave Smart Move Estate Agent two months notice that I did not required their service any more and I will manage my tenant until they will be evicted out, Smart Move Estate Agent have ignored all my letters and continued to make charge. I have clearly put them on notice that I no longer want the company to represent me concerning the collection of the rent etc as to my property. I find them reluctance to accept this disappointing and clearly in breach of the recent remarks of the Court of Appeal in the Foxtons Case. I was seeking a refund from them as to commission paid and subsequent to notice terminating they retainer.
I have also took Smart Move Estate Agent to small claim court and unfortunately I have lost the court hearing, because I did not had the evidence showing that the tenant paid Smart Move Estate Agent rent money. Tenant told me that they have paid the rent money to the Smart Move Estate Agent, but tenant refused to provide me the evidence and this is way Smart Move Estate Agent has got the criminal record. Smart owning showed the judge 12 months transactions and lied to the judge and said that they have accept the terminating from me, they never showed the other transactions.
Also Smart Move Estate Agent carried out repairs without letting me know first, and charged me when the item was one year guarantee, Smart Move Estate Agent sent me two invoices, the first one they sent to me was a washing machine invoice and then they changed they mind when I said the washing machine had a one year guarantee and then they said it was a fridge freezer, I also said to them that was also one year guarantee. They refused to give me the receipt; it showed that they have not repaired anything. At the court hearing they had a made up receipt, which was too late.
I have also taken them to small claim court and I have won.
Thats why I want to tell you my story to all the Landlord out there to beware of Smart Move Estate Agent Residential Sales & Lettings 16b The Concourse, Edmonton Green, London, N9 0TY
I find them rude and when they wrote a letter to my solicitor the letters were all mis-spelled, and they wanted to charge me ever letter they wrote to my solicitor.
What agent could do to change your mind?
They should have accept my terminating, that I have gave them two months notice.

Their manager in my opinion is a habitual liar and it's unfortunate this negative trait seems to have spread throughout his whole team there. Some of the things he failed or neglected to do : securing a deposit from the tenant , communicating the contractual obligations to the tenant & making sure she understood fully , carrying out regular check -ups and inspection of the property. Consequently, my mun not only had a bad experience with the tenant but her property was left in a terrible state and because no deposit was secured from the tenant , we had to cover the cost for the paint job and to remove a lot of items that the tenant left when she moved out.All this could have been avoided had the Manager done his job diligently.
Overally , the Customer service received by my mum was below par and nothing close to what my mum was promised when she initially engaged SMART MOVE. I could go on and on but for today I will end here. I believe there is room for them to do better and improve their service delivery in future.
