Hodders are the most conspicuous agent in the Chertsey area. Their billboards are everywhere. I rented two properties over 30 months with them and I hardly know where to start.
Anyway, property number one: after complaining of the fact the landlord was still registered as living at the property -a debt collector's visit which required a long negotiation at the front door to persuade him we merely rented the property alerted me to that.I must say that the agent advised me to move as the landlord, 'was difficult'. We were then alerted to the fact that the landlord was claiming Jobseeker's Allowance at the address - discovered after being refused credit. This, we were told, was none of our business and we received notice to quit soon after. Hodders went on to sell the property so clearly the agent remained on friendly terms with the crook.
Of course we should have changed agents but Hodders have a virtual monopoly in the area. We (foolishly) rented another property with them. Although we have no beef with the owners (who were absent, living abroad) we still had the same problem with our deposit, against which ludicrous claims were made. Hodders use an inventory company (Longcross) who are totally in league with them and make claims that take your breath away.
At the second property the check in listed, 'Extensive scratching on the lounge floor (wood). When we left the check out stated exactly the same, and £100 was claimed due to our damage! More ridiculous than that, we were unable to find a professional carpet cleaner, as stipulated by contract, so I called Hodders to offer the cost of cleaning to be deducted from the deposit. Better than that, Hodders said, they could arrange a cleaner, which they did. Two Poles from a cleaning company came, washed the carpets, and we paid £100.
Hodders then insisted that we pay £150 as the carpets hadn't been professionally cleaned. Despite numerous emails pointing out that the carpets had been cleaned by a company sent by Hodders themselves they insisted for weeks that wasn't so.
I refused to accept the reduced offer of my deposit and eventually settled to lose £300 for supposedly not having the place professionally cleaned (it was thoroughly cleaned but I had no receipt to show a company had done it).
What sticks in the craw is that the place had awful damp / water infiltration and Hodders knew this, both from us and previous tenants but did absolutely nothing about it. Rain water rain down the walls and meters of plaster were blackened, The house always had a musty spell and large areas of blackened plaster. When we gave notice to quit they sent in painters and decorators as they wanted to cover up the affected areas with filler and paint to sell the property. Not only was that highly dishonest to any prospective buyer, the sanding of the filler coated the entire house with a film of dust.
Anyway, I have rambled on too much, but please believe me, this company is dishonest, entirely on the landlord's side since they want to either rent or sell, knowing the market is hot. The inventory company dances to Hodders' tune. Others may be the same but beware, they put money before any responsibility for their clients.
