Unprofessional throughout, Terrible service, No communication whatsoever
I rented with them for precisely a year, and had various faults throughout. They never returned calls or emails. Getting through to a relevant person was time consuming and difficult (constant waiting times, always "with a client" etc.)
Fortunately our Landlord was very nice (and, from his statements had a very similar experience with them in this regard) and we got things sorted through him. Nevertheless, the managing agent should be the one taking care of these things.
When we initially agreed the rent, negotiations took weeks because they were waiting for the landlord to reply. Of course we were never informed of them waiting, and simply left in the dark. When talking to the landlord, he confirmed they never contacted HIM and he constantly needed to chase them - just like us. So clearly kings was the cause for the delay.
To top it all off I am now waiting for over 3 weeks to get overpaid rent and my deposit back. Again the landlord has given the green light to everything, its Kings that are the choke point.
Also, monitoring their offers online, they seem to be charging a good 10% or more above market prices throughout. They overpriced our place ridiculously and ended up needing over 20 viewings (We stopped counting, and these are just the ones we know off) to find someone that agreed to take the place after us.
overall I would strongly suggest to avoid them. Im still renting in the area and had dealings with a number of other estate agents on Hoe street Walthamstow, and every single one was vastly superior to Kings in every aspect. - AVOID AT ALL COSTS

Comment on agent fees
My property has been with Kings for years. I understand that the letting fees is 12% which would appear to be reasonable. I have previously asked years ago if the letting fees could be taken from the rent on a monthly basis, rather than all at once?
