The first problem encountered through our dealings with Staples & King was the wrong information given to myself and my partner with regards to which properties were still available to rent. Various phone calls to different members of staff proved to be very contradictory and thus making booking a viewing exceptionally difficult, especially as we are not from the area.
After finally securing a viewing, which I assure you was no easy feat, we next encountered our next issue. The incompetency of the staff. We arrived for our viewing in plenty of time, only for the agent to arrive late. On top of this the agent claimed she had brought the wrong set of keys for the house, which meant we had to wait around even longer to be shown around the property. When we finally got inside the building, we were offered hardly any information at all, despite asking questions. Despite this we liked the property and decided to go ahead and begin the application process.
In the offices of Staples & King, we were treated very well, and we filled in all the appropriate forms, except for one which required a signature from a person who could not be present. We straight away went on to sort this, with the assurance from the letting agents that all foreseeable viewings had been postponed to give us the best chance of securing the property. So understandably we were shocked when we received a phone call two days later informing us that another couple had expressed interest in the property, and they had therefore been given priority.
After a fraught week, we received a phone call from the agents informing us that the other couple had dropped out and that the property was still available if we were interested. Unfortunately, despite our bad experience with the agent, we agreed to go forward with the application as we had still not found any other property satisfactory. The deposit was paid which was a relief, however any emails that we sent with questions about the moving in date were either ignored, or answered incorrectly or in a rather accusing manner that implied that we'd asked something stupid or inappropriate. After the deposit was paid, we awaited confirmation that our (large sum of) money had reached their accounts, and that it was all accounted for. Unfortunately we never received any such confirmation, and upon calling to enquire about this, were told that we would be called back later. This was a over a week since the money had been transferred. An standing order form was sent to us, which upon reading closely held wrong information, which we informed the agents about and we were assured that a revised copy would be sent over to us. When this did not happen, another phone all was made to enquire, only to be chagrined about our lack of filling in the form, which we had not received.
All in all our experience with Staples & King was not what we expected from a supposedly reputable and professional firm, and we would definitely not recommend to anyone.
What agent could do to change your mind?
More information when viewing the property would have been greatly appreciated, as well as more approachable attitude, and regular updates with the progress of the application. It would also be nice not to be talked to in a patronising manner, or discouraged from contacting the agent through the rude behaviour we experienced.

Comment on agent fees
Agents fees were satisfactory. However it was the lack of effort put in to earning these fees, and the lack of communication upon receipt of them which was very poor.
