This was the worse letting experience in my entire life. I could literally write a book on their malpractice, deceit and incompetence. First of all please could I say that I find it completely mind boggling that they are still able to practice as a lettings agent, especially after reading the reviews of them plastered over the internet. How have they not been shut down?! This all began in July last year I will spare you the facts of the extortionate fees, which if you on here you will more than likely already know about. Our main concern was regarding the maintenance of the rear garden, which had filth all over it; a rusty wheelbarrow an old barbecue, an old fountain and generally loads of rubble. Not to mention the fact that even though the garden was pebbled all around with a random paving stones dished out, it was still a jungle with weeds sprouting from everywhere, when we complained about this to bridgfords it took them two weeks to send somebody around and "weed" the garden, I say this in the loosest possible sense as there were a similar amont of weeds left after he had finished. He sprayed the garden with weed killer and then told us not to go into the garden for the next week. So we have just moved in, payed 6 months rent up front and cannot use our garden in the middle of summer when we have two small children aged 2 and 8 months. A week later the man came back to remove the weeds, most of which were still alive but many remained. But the rest of the rubble previously mentioned was left for us to deal with. The most dangerous of this being a metal pole of about 6inches protruding from the ground. (We imagine it to be the remnants of the previous tennants washing pole). This obviously is not the perfect situation when you have two small children that wish to play in the garden. When we brought up this issue it took bridgfords a further month to send someone around to remove it. Therefore rendering the garden pretty much unusable for the children once again. Whilst we were at the property we had several complaints which for the large part went unanswered. Upon moving in the toilet in the ensuite just kept running and couldn't be stopped, there was also no pressure from the ensuite shower which was obviously a plumbing issue. Someone came and had a look but that is all they did..Look. Nothing was ever done about it. This familiar story kept on repeating itself during our tenancy. Something that we brought up even before moving into the property was the fact that every window on the upstairs floor had moisture trapped between the two panes for at least 12 hours during the day. We were promised that this would be fixed STRAIGHT AWAY but again nothing ever happened. When someone finally came round in late September, so two months after we had moved in, they told us that the seals in the double glazing must have gone and the windows would need replacing by the landlord. We mentioned the fact that we had to leave the windows open 24 hours a day to prevent moisture build up and that with winter approaching and having an 8 month old baby this solution was neither practical nor recommended. Once again we were told that the landlord would have to give their approval for any works done and once again we got no reply. This situation just repeated and repeated iteself throughout the year that we stayed. Everything that had to be done would have to come out of our pocket. The worst was yet to come, when we moved out and went to another agency we were charged £25 just so they would release our reference! When the time came to recoup our deposit, you guessed it... Nothing, after bombarding them with phone calls and being passed around the whole of the north east and getting excuses left right and centre we finally received a letter stating that they were taking 80% of our deposit, even though we left the house in a better condition than it was when we moved in! They took a whole £140 for "scuffs on kitchen wall" What! Despite the fact that this should be classed as wear and tear after a year living in the property. Better still they have charged us £160 for garden maintenance despite the fact that we had to clear all the crap that they left when we moved in and the fact that it was also in a much better state. I fully intend to take this up in court and to trading standards and will not be robbed by these people, it's not even about the money it's about the principle. We payed 6 months rent in advance then a further 6 months rent in advance (which they were very quick to take off us) plus numerous charges and fees. We looked after the property as if it were our own and we were treated like scum whenver there was a problem with the house. Having read all these horror stories, I would love to know how many people out there have actually taken up their claims in court, if anyone out there would like to share their story I would be very interested to find out. In any case be warned and NEVER use this estate agents. If I had had the sense to do some research first instead of trusting these people then I wouldn't be in this position.

Should you not go ahead, ask for photographic evidence of the work they have done with your deposit money. When I moved in, not a single thing had been rectified from the previous tenanat (and the house was in a baaaaad state) so they effectively stole the previous tenants money.
