In all honesty, I don't think I know of anyone who's had a good experience with Mistoria.
Fair enough, while we were looking for our second year house, we never really looked at reviews. Every lettings site was dominated by Mistoria houses, and the 'newly refurbished' ads and bills-inclusive options seemed too good to be true. The staff were more than happy to show us round on multiple occasions. (The second time we went to view our house, it was being completely redecorated - "EXCELLENT", we thought.) However, pop your name on the dotted line and that's where everything changes.
On moving in everything seemed fine (other than the unmentioned appearance of a building site practically outside of our front door), yet the problems soon started to appear.
The oven didn't work, half of the furniture was broken (beds, chairs, tables included) and the all-inclusive internet was useless unless you pretty much sat on the router.
One night, all of the electrics blew in the house and we had no idea where the fusebox was. I gave Alex the maintenance guy a quick call to ask where it was, and clearly told him that we had sorted it. However, he then turned up at the house unneeded, which we were charged £50 for. When I called to argue the charge, I was told "well, would you have rather stayed in the dark?", because fixing it ourselves was clearly unimaginable to them.
The shower leaked every time somebody used it, coming through the ceiling below and causing massive damp patches in the walls. I first reported it back in October 2013, and by November 2013, somebody had popped while we were all out on a uni field trip and painted over it! Yep, that's how Mistoria maintenance work! Of course this didn't help the situation, and despite calling them at least every couple of weeks to chase it up, by the time we moved out in June 2014, there were at least three holes where the ceiling had worn through and the beginnings of black mould spores in the damp walls, yummy!
The roof of our kitchen leaked every time it rained heavily - it's Manchester, it happens A LOT - and we'd have water running straight down the wall from the ceiling, over the light switch, and leaving a puddle on the floor. After a few weeks, they eventually got someone out to replace the lead on the roof. A week later, in true Mistoria style, the leak started again.
Back in March we had a few days of gale force winds and rain, during which our rotting basement window frame gave up and the entire thing fell through. The basement is accessible from the back 'garden', and from there you can walk straight on up into the living room. We were literally left open, no security at all, and despite calling them the morning after it happened, NOTHING. No sympathy, no concern. Somebody turned up (unannounced) to measure it for a new one around the end of May ( 2 months after it broke!!!) and that was the last we heard, moving out still with no window.
Forget about them giving you 24 hours notice to enter the property - on several occasions we'd come home to find that somebody had been in the house. The day after we moved in, in fact, we were sat in the lounge watching TV for Mish (the company CEO!!!) to come strolling into the room in a pair of jogging bottoms, saying "Oh, I didn't realise you'd moved in."
The 'bills-inclusive" package is something that everyone should be VERY aware of. At several points throughout the year, we'd receive a hand-posted letter to tell us how much we had overused. The allowance that you receive is never mentioned until you move in, and even then you'll only find it in very small print in your "super-useful" Mistoria handbook. After one letter stating that we had overused by over £400, I emailed April (who deals with utilities) and told her to reassess it as it just wasn't possible. Suddenly, our overuse total miraculously halved. NOTE - one of my friends who also lived in a Mistoria property asked for her £1000+ bill to be reassessed to find that it was only around £26!!!
I hoped it would all be over from the day we left Mistoria, but it hasn't ended there. Their website clearly states a ten day turnaround on deposits from the end of the contract, 38 days later and surprise! We've still got nothing back.
Honestly, just save yourselves the hassle and go elsewhere.
Comment on agent fees
Over ‚£1800 per month for a 5 bedroomed house, and it was too much hassle to come and secure it for us?
