Am highly unimpressed with Jones Robinson. They are the worst agent we have ever used and will never use again! We moved into the property and it was dirty both carpets and curtains needed cleaning and it was obvious nothing had been cleaned since the last tenants moved out [confirmed by the inventory checkout chap!]
Since we moved in we have had issue after issue. The first was mice behind the kitchen cupboards which we discovered a week after we moved in and were told that they were not there when we moved in! we had an exterminator come in.
We had a leak in the kitchen roof from a pipe and had a hole in the ceiling for several months before we finally got it replastered! Just getting anything done was hard work and took a long time.
The radiators all needed replacing and one went bang on the landing! we had to beg the maintenance firm used by Jones Robinson to come out as it was leaking big time and the landlord hadn't paid his bill so as you can imagine they were not keen! Incidentally this still hasn't been replaced! Another room had a radiator missing and we had to buy a heater as the small electric fire was inadequate for the size of room.
During the major rain in Jan and Feb we had serious leaks through the ceilings of both bedrooms upstairs and had to place buckets to catch the streams of water! Again we tried to get something done by calling and emailing Jones Robinson but nothing was done. This is still outstanding and the bedrooms and living rooms have serious damp problems that have damaged our wardrobes and valuable books. My son has had to sleep in a mouldy bedroom with the bed pulled forward so that buckets can be put down and he doesn't get dripped on! We had to move our telly as it would have exploded!
My issue is how Jones Robinson can let a tenant live in such awful conditions and not exert any pressure on the landlady to improve matters? They have not complied with their code of conduct point 14b!! They have failed in their duty to us as tenants and have not represented us ,the tenants at all!! They have shown a lack of duty of care to us and have condoned the neglectful landlady .
We have reported decking that is rotten and dangerous. The sheds are in bad condition and we have had to get the exterminator out again twice to get rid of mice and rats living under the decking and shed. Again this was duly reported but as usual ignored!
The next issue in a very cold winter was the boiler that was in the garage under a leaky roof that leaked water on the circuit boards and we were told not to use it by the qualified electrician but told to use by the landlord. This went again and was eventually replaced and the roof patched. This was after a couple of weeks with no hot water or heating.It was freezing!!
The electrics had no certificate and when any electricians saw them they were horrified at their state. The living room light blew up and had to be rewired. Literally went bang!!
We had rotten wood around the patio doors in both the living room and the kitchen and we tried to have insulation put in free but were told that the damp course was too low! The house was cold even with the heating on as radiators were in a poor rusty state and had radiator covers that reduced any heat given out.
Incidentally we are still waiting for our deposit to be returned, have been waiting for a month!! The landlady is being particularly petty and we have agreed to all of the ridiculous requests as a gesture of goodwill but have had enough now and refuse to be held to ransome any longer! We will take this further!
How can any estate agent rent out this property is beyond belief and then not push to get anything fixed and let us as their tenants suffer is negligent in the extreme. We have the emails and photos to back this up as well as testiment from electricians and the inventory people. Why has this been allowed to happen? Am not impressed with Jones Robinson and think that the Environmental Health
might be interested in this case and feel let down by all at Jones Robinson.
