In my experience, Anscombe and Ringland are the worst property managers and lettings team in St.Johns Wood. I strongly recommend that you do not use them AT ALL. They have mishandled and misrepresented my investment to my cost.
Key issues I have had the misfortune of having to deal with are:
1) Constant lack of due care whilst they "managed" the letting in terms of chasing rent, proactively managing the tenant and dealing with tenant continued misuse of the toilet
2) They had a massive conflict of interest when they let my property below what I had instructed them without formal approval from me when I was paying them to represent me.
3) The current tenancy is coming to an end (THANK GOD) and they have made no effort to market the property on their website despite THEM withholding a portion of their fee whilst the property is vacant!
4) Customer service is shockingly bad and our property manager had no idea what was going on with the rental at any point. I had to inform HER of when my rent should be collected!
5) They had no problems pushing me, the landlord, to meet and respect my deadlines but they gave the tenant all the time in the world whilst I was left short on mortgage repayments.
I am escalating my complaint to the property ombudsman (A&R have not responded at all to my complaints - not even an apology), the NAEA, the Office for Fair Trading and Which Magazine. I am also leaving this review on every property website I can find where their name appears in order to warn other users.
If you want shockingly bad management of your flat, wish to lose money and pay for incompetence, these are your guys. You have been warned!

We needed ‚£425 / week and the agent let the flat at ‚£395 without formal permission and no negotiation on our behalf. They have retained a portion of their fees whilst the property is vacant and are making no effort to market the flat.
