I would not recommend Gibbs Gillespie as a letting agent.
Myself and my husband had been exemplary tenants in a 3 bedroom house in Hillingdon that we had rented for 4 years. We were given 2 months notice by the landlord to move out of the property. We had no idea why this was.(we have since seen that the landlord has now re advertised the house for rent at an increase of £350 per month)
There were a number of problems with Gibbs Gillespie upon moving out and with the property manager Nicola Martin in particular.
Myself and my husband found her to be quite rude in her manner during several phone conversations to sort out minor discrepancies.
On the initial checkout list she had noted down a few items at an inflated price. For example 2 or 3 radiator caps were missing and she had put down these would cost £30 which was unrealistic. Perhaps doing the research on these prices would have been wise first?
The price was later reduced.
There were also several discrepancies between the checkout form and the initial check in forms?
We feel there needs to be more done here with regards to continuity. For example making sure that the exact same things are checked and listed on check in to check out. Perhaps this could be implemented in your staff training?
Unfortunately over the past year we had also complained many times about a few things that were not fixed by the landlord. For example the subsidence on the patio area to the rear of the property. We have a toddler whom this could have been dangerous for.
A large tree to the rear of the property which had not been cut back. This was unsafe.
There was also a cracked window in the kitchen that was not seen to after several complaints about it.
We have since seen that this property is up for rental again with a brand new kitchen. On checkout we were charged for the cleaning of the cooker hood. Was this ever done?
All in all a poor property management by Gibbs Gillespie who do not look after their good tenants.
We now own a house but would not recommend Gibbs Gillespie to anyone who asked us.for letting.

Gibbs Gillespie are only permitted to action repairs on a Landlords request and sadly in some cases Landlords do not wish to attend to repairs which they believe are not necessary, we empathise this can cause frustration to some Tenants but ultimately Gibbs Gillespie are governed by the Landlords instructions. Will be nice to get 10% (including VAT) which I suggested a few times and which the competitor were offering. Should be something Gibbs should consider especially with higher lets and place "icing on the cake" for long term relationships.

We were very pleased with how the renting process was handled. We were updated regularly and it was completely stress free. We were able to contact Jenna whenever we needed, and she responds to emails promptly.

The only thing I was but happy with was as a professional I was asked to give a deposit of over ƒâ€š‚£5000 before I could step into the property . It was very stressful to get that sort of money at a short period . That's the only thing that would stop me from renting again from this company . I was told I had to be earning ƒâ€š‚£30000pa to have a low deposit .

The fees are quite steep if you take into account the monthly rental fees as well. For a family on an average income, it's very challenging to move to London from outside the UK, given current exchange rates.

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.

Thanks for your response.
Unfortunately we have not been able to report our concerns to you before as on your website it seems that complaints are forwarded to Nicola, the property manager. As our complaints are concerning Nicola it would not have been appropriate to raise our concerns with her.
I'm still not clear as to why you use a third party company for check in and out. I'm afraid there were a number of discrepancies on these two inventories. My husband raised these with Nicola and was told, 'I would just like to get this off my desk and your money back to you.' Which is what we wanted too but this process must be regulated properly and the exact same things listed on check in to check out. My husband may wish to speak to you further regarding this as he corresponded with Nicola. Please expect an email in the next few days.
