You are not obliged to pay if they fail to provide a service to a professional standard or provide they service they intended to charge for, it is no different to buying a faulty product, you can either return it and have a full refund or a replacement at your own discretion not at the discretion of the vendor. The agent gets the fee regardless of whether they actually sell your property! There are plenty of online agents who offer no sale no fee if you have to use one of the on line alternatives that offer no sale no fee. After the Purple Bricks experience though, as stated above, I would wholeheartedly recommended going to a well established high street agent and negotiate the fee - most of them are willing to negotiate.

Not great. High staff turnover. The estate agents seem really over-worked and not contactable most of the time. Since I've rented my property with them, two staff members left with no notice and no update to myself. Seems an awful company's to work for. Leaving a message for a call back is pointless. Their phone system cuts you off if nobody is available to take your call. And there's a serious lack of information communication between different parties. All they want to do is arrange group book ...
