Full Description

Understood to have originally formed part of two cottages, Rose Hill Cottage is now a beautiful four bedroom period cottage featuring many original features.

The well-presented and naturally light accommodation is arranged over two floors and one is instantly impressed on entering the large and welcoming reception porch. There is a spacious split level sitting/dining room with a gas fire with further features including beamed wall and ceilings. One door leads into the second spilt level sitting room which houses a brick open fire place and window to the front aspect.

The kitchen is to the rear of the property with enough space for a table and has attractive eye and floor level fitted units, work surface and integral appliances including oven, gas hob and extractor above. The kitchen extends into the adjoining utility room with space for a washing machine and tumble dryer, sink and windows to the rear and side aspect with side door leading onto the patio garden.

The first floor is accessed by a stunning wooden staircase and gives access to a new attractively fitted bathroom incorporating a bath fitted with shower, built in WC and basin. Off the landing there are four bedrooms and a study/dressing room. There are two double bedrooms with views to the front, and two bedrooms at the rear which enjoy lovely views over the rear garden and to the far reaching field views.

There is a brick wall leading up to the front of the property and access to a shingled drive providing off road parking. To the right hand side of the front garden there is a low maintenance bark garden combined with beautiful spring plants and a small patio, making a perfect seating area.

A gated side access leads to the long and private rear garden. The garden room/office/ studio is a multi-functional room which could alternatively be used as a gym or studio or has the potential to be a bedroom (stp). There is also a further smaller outbuilding which has potential to convert.

The large patio forms the first part of the long garden, with a slope and steps down onto the large stretch of lawn interspersed with trees. All of the garden is a complete blank canvas ready for the new owner to style and make their own. To the end of the garden, there are the most stunning far reaching field views.

Rose Hill lends itself to further potential by extension, should any incoming purchaser wish to do so (subject to the normal necessary formal applications and consents, which have not been investigated).

Location
Grundisburgh is a traditional Suffolk village with the green at its heart. It is overlooked by "The Dog" pub serving tasty food, a grocers, and a hard-ware store. A stream runs across the green with St. Mary's Church and the old Victorian School building, now converted to accommodation, providing a picture perfect background. The village also provides a Post Office, a doctors' surgery, a playing field with an all-weather tennis court and a bowls club. There is an excellent amateur dramatic group and many other organisations catering for all ages. The Primary School is highly rated, as is Farlingaye High School, a short distance away in Woodbridge.

Woodbridge is an historic market town situated on the River Deben and offers a wide range of facilities including state and private schooling, a cinema, leisure centre and swimming pool, an array of boutique shops together with the national chains and a railway station providing links to Ipswich and on to London Liverpool Street.

The thriving County Town of Ipswich is around five miles away to the South and can cater for most needs. It boasts a football club, a large swimming complex and an excellent array of shops. A recently developed dockside on the River Orwell offers a grand choice of restaurants, as well as a popular and busy marina for the boating enthusiast. There are three professional theatres and a large entertainment complex with more restaurants, clubs and cinema. The journey time to London by train from Ipswich is around sixty minutes and has a regular service.

The local area has an abundance of golf courses a short distance away including a links course at Felixstowe to the East. To the North the already mentioned Woodbridge is a delightful town and is particularly popular with walkers and those who like "messing about on the river".
