THE PROPERTY
This stylish, handsomely proportioned residence, the upper floors of a fabulous former Victorian bothy, offers generously spacious accommodation extending to approximately 1,785 sq ft.
Set in the heart of this sought after, historic village, in a Conservation Area and bordering the magnificent Grade II* registered parkland of Mentmore Towers, the apartment is one of just three homes at The Bothy.
Originally built around 1893 as gardener`s accommodation for the Roseberys` Mentmore Estate, today this impressive period property presents itself as a spectacular private home, set over three floors and with its own large garden, a garage, with space to create further parking.
As you enter the property, today through its own private front door, you could be forgiven for feeling as though you have been transported back to the grand old times of the Estate`s Victorian heyday. The black and red tiled floor, the carved staircase, the original bay windows, the open fireplace will have the discerning buyer left spellbound.
With most of the property`s sizeable accommodation located at first floor level, glorious views over the mature gardens are there to be enjoyed from every room. The spacious drawing room, with its attractive bay window, also features an open fireplace, while a cosy, second reception room ? a dining room or an additional sitting room, perhaps - enjoys its own private balcony, from where the surrounding gardens can be truly appreciated.
The kitchen/dining room is generously proportioned and a separate utility room can be found just along the corridor. Three good size bedrooms can be found too, along with a study and cloakroom. For those wishing to incorporate an additional bathroom, the utility room or study have excellent potential for conversion, subject to obtaining the necessary consents.
Ascend again to the second floor, the stunning master bedroom enjoys beautiful, elevated views, and there is an adjacent bathroom just across the landing.
Outside, the private, mature gardens which belong to the apartment back onto the estate grounds and extend to approximately a fifth of an acre. With its mature shrubs, stately trees and meandering pathways, again the sense of Mentmore`s Victorian heyday certainly strikes you; a more idyllic spot in which to enjoy a glass of Champagne, you will not easily find. Unusually for a property of the period, it also benefits from a large garage.
Last but certainly not least, long-term security of tenure is provided, thanks to the property being sold with a half share of the Freehold.
LOCATION
This beautiful, quintessential English country village enjoys an idyllic hilltop setting, around 7 miles north of Tring.
Originally mentioned in the Domesday Book of 1086, today the dominant feature of the village is undoubtedly the fine, Victorian, Grade I listed stately home, Mentmore Towers. Commissioned by Baron Meyer Amschel de Rothschild in the mid nineteenth century, this impressive mansion was designed by George Henry Stokes and Joseph Paxton, the latter having also been responsible for designing The Crystal Palace for the Great Exhibition of 1851.
On the death of Baron de Rothschild, the Estate was inherited by his daughter Hannah who, in 1878, married the fifth Earl of Rosebery, who later went on to become Prime Minister.
Mentmore village was, in the most part, rebuilt by Baron de Rothschild on completion of Mentmore Towers, to be used as accommodation for the Estate`s many workers. The central village green still enjoys breathtaking views over the Vale of Aylesbury, while the village church, dating to the 13th Century and set at the highest point in the village, features a 15th Century tower that serves as a landmark for miles around.
The nearby village of Cheddington, around two miles away, features its own mainline train station, with a regular service to London Euston in around 45 minutes.
Today, Mentmore remains highly sought after. Its picturesque setting and attractive houses are reminiscent of the Estate`s Victorian heyday which, together with its convenient location, combine to make Mentmore the perfect village idyll.
