Welcome To Marina Grove... - Rennovated throughout in a clean, sleek and neutral way, this charming three-bedroom, mid-terraced house with a large garage, located on Marina Grove is likely to be popular and early viewing is advised. In the desirable Baffins area and just a short walk from Baffins Pond, local shops, schools, and Portsmouth College, this property is an ideal choice for families seeking a beautiful home in a convenient location, with off-road parking to the rear.

The house has been thoughtfully modernised throughout, featuring a ground floor rear extension that has created a wonderful additional reception/sun room. This newly constructed room has a large Vaulted ceiling with two Velux windows and spotlighting. From this room there are French doors on to the garden and gorgeous internal wooden doors with original stained glass decor from the kitchen. There is also a door to the large downstairs shower room, complete with walk-in shower cubicle and low-level flush WC. Finished with tiling, the second bathroom is a thoughtful addition especially in a busy home.

The beautifully simple but stunning kitchen breakfast room truly is the heart of the home, with those original doors giving a 'cottage' feel and some character. The nearly-new grey Howdens kitchen is equipped with ample wall and base units, along with built-in appliances and under-counter lighting. There is a recess in the kitchen which provides a handy nook for freestanding utility appliances, including room for an American fridge freezer.

On the ground floor, you will also find a bright and spacious lounge that receives plenty of natural light from the large bay window. The room is adorned with TV and power points.

Upstairs, there are three generously sized bedrooms and a contemporary family bathroom. The bathroom is fitted with a white suite comprising of a bath with shower over, low-level flush WC and wash hand basin.

The west-facing garden is a delightful suntrap, designed for simple maintenance but maximum enjoyment with a combination of patio and lawn. There is also a retractable canopy. At the rear of the garden, you will find a double garage with its own electrical supply, providing additional storage, off-road parking or workspace.

Why We Love Baffins... - Baffins is a highly-desirable part of Portsmouth on the Eastern side of the island, best known for the gorgeous pond which is a habitat for ducks, geese, swans and other wild fowl. It is managed as a wildlife refuge and is popular with people of all ages. In 2014 Baffins Pond again received a Green Flag award. There is also a play area at Baffins Pond with equipment for children of all ages as well as a ball-court with basketball and 5-a-side goals.

Before the area became developed for housing, it had been occupied by a farm of the same name. This farm (known as Bavins Farm) had a history stretching back to the 12th century. The only surviving remnant of the rural past is Baffins Pond and the adjoining Tangier Field - a large open space between Baffins Pond and Portsmouth College at the eastern end of the field.

The local shopping area for Baffins is in Tangier Road, just 5 minutes walk from the property. The many shops and businesses include a post office within the Co-op store, newsagents, butchers, a greengrocer, a pharmacist, numerous take-aways, and 'The Baffins' pub. The Alderman Lacey Library is at the edge of Baffins Pond. There are two churches in Tangier Road: St Joseph's Catholic Church and a City Life Church. St Cuthbert's Church is located in Hayling Avenue which borders Baffins Pond on its southern side. There is also a GP (the Baffins Surgery) next to this church. The Baffins area is served by Langstone Infant and Junior School, Westover Primary School, Admiral Lord Nelson School and Milton Cross Academy.

If you've not been to Baffins before, we highly recommend booking some time out prior or after the viewing to really explore the beautiful area!
