This mid - century style house was designed by the Hull architect M.J Tomlinson and built in 1963. It still retains many original features. The history of the garden is somewhat older and more mysterious.

Mr Tomlinson lived in the neighbouring property, which was the coach house to a very large, yellow brick villa called The Cedars. He built the new house between the coach house and what was once The Cedars.

In the garden of The Cedars was a summerhouse, built around 1885 (see photo ), now in the garden of 169 Cottingham Road.

In 1917 The Cedars, along with the adjoining property, Brooklands,
were converted into a convalescent hospital for soldiers injured in WW1.

J.R.R Tolkien had fought at the Battle of the Somme. He was living in East Yorkshire in 1917 and was admitted to the Brooklands Officers Hospital to recover from trench fever (see photo of blue plaque ).

At the time he was 25 years old , an unpublished poet. He spent his time at Brooklands writing stories and making up his own languages. These stories eventually became The Hobbit and Lord of the Rings.

So did this summerhouse inspire the hobbit houses of the Shire? He must have looked at it often, along with the lovely gardens at Brooklands.

Early viewing is highly recommended due to the property being realistically priced.
