The door handle repair - was reported 25/07/14 and carried out 06/08/14. What agent could do to change your mind?
They could have fixed the leak when we first reported it. Or even just sent someone round to assure us something was being done. Once they had set the cockroach traps they should have sent someone round to collect them. When ringing up to ask about a seemingly faulty dishwasher and being told someone will ring me back the next day. Not having to wait a week until I call back again. They should have replaced the carpets when they told us they would. They should have dealt with the leak issue themselves rather than sending us to get the tenants upstairs detail, and getting us to email them pictures. The should not have rang us after we had left. Asking where the internet plug is. The should not have rang us after we had left to ask which electricity supplier we used.

I am sorry to hear you did not enjoy your tenancy at a property that we manage. We always strive to provide excellent customer service and I am surprised to read you were met with answering machines as we have a full time receptionist answering our phones and if they are busy, we have numerous staff that pick up the calls to prevent any missed calls. What agent could do to change your mind?
It would have actually been very, very simple indeed to sort out the matter to my satisfaction. 1. Acknowledge and recognise the discomfort cause to me by sleeping in a stiflingly-hot and unventilated room. 2. Pay off the debt to the electricity company which resulted from use of the fan to cool the room in August 2013, since it is the structural problems which were responsible for this and not me. 3. Provide me with an energy-efficient fan to cool the room until such a time as structural work can be done to ventilate the room, and take responsibility for the extra electricity costs for this.

What agent could do to change your mind?
They need to be honest about their tactics to take monies from the deposit. They need to state clear facts to build their case. They need to cross reference their statements against the facts before they make any claims against deposit monies. The fact they were will willing negotiate the fees suggest that they were just "trying it on" and see what they could keep from the deposit monies. A very unethical and unprofessional approach.

The property was not left in an acceptable condition at the end of the tenancy and therefore works were required in order to get it ready for the next tenancy. This was justifiable and photographic evidence is always obtained. I think that I can sum up all your points which are full of false statements in a very short comment: I requested your agency to arrange inspection at the property as a result of complete lack of customer care. It was Laura who attended inspection. She confirmed that door repairs (this is what you call 'many changes to the property') are urgently needed as both bathroom and bedroom doors were impossible to close and open and needed sanding. This is obviously a Let Only tenancy and therefore all repairs would have to be reported by the tenant directly to the Landlord. No-one is ever asked to collect a cheque from the office. Cheques are posted out to the forwarding address given by the vacatiing tenant. ...
