It is a great shame that this tenant, *, has chosen to take this matter into the public domain. For anyone reading this review, in the interest of balance, I will fill in the details that * has left out. As far as we are aware * has had two issues that he has been unhappy about, the first relating to the fact that he consistently fails to pay his rent. Indeed, the Landlords have previously (on one occasion) instructed us to inform * that if he fails to pay his rent and allows arrears to build ...

I don't know who this person is but the complaint seems to be that we set up a 12 month tenancy when the tenant wanted a 6 month tenancy (according to this review). However, we always ask tenants to sign our Terms of Business which does state the term; in this case 12 months. We also drew up a tenancy agreement (TA) in line with the terms of business (12 months). This is given to the tenant for their review before they come to pick up the keys. They are not forced to sign the TA. I fail to ...

The scenario described does not accord with any that I recollect, I have checked all tenancies in the CM20 post code for similarly named landlords withou success. Those who opt for fully managed service receive our full support in conjunction with legally qualified specialists if things do not go to plan. Our referencing company remain, to my knowledge, the only firm offering warranty support as an inclusive part of their offering, so I am at a loss ot understand why the client would have the ex ...

We don’t charge a holding deposit. I am sorry but we explain everything on great detail. That is a fee for your administration and referencing. If you fail the references which are formed externally so as to be fair and transparent it usually is because you have said something that is deemed to be incorrect.this is a decision you make when applying and the referencing company makes when they discover. We are always here to talk about the options. .the questions we ask are very straight forwar ...

What agent could do to change your mind?
They will attempt to slap your tenants with grossly bloated fees at every turn for every little 'service' rendered no matter how minute. A ‚£35 fee to give a reference, a ‚£50 fee to renew a tenancy etc. Whilst you as a landlord may not be financially affected by these, it speaks to their company ethos and I wouldn't be surprised if the same situation occurred in your own dealings with them.

It is accepted that the handling of the initial inventory was below standard. Beyond this, as agents we are obliged to act in accordance with our clients instructions, which we did on this occasion. It should be noted that amounts claimed from any deposit are not for the agency but the landlord. ...
No fees information available
Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.

Complaints Procedure

We are registered with the Property Ombudsman redress system. But more important, you can call the Director Eduardo Prato directly on his mobile, day or night, if at any point you're not completely satisfied with our service.
