I've lived around the country a lot, and have experienced a wide range of rented accommodation services. Luscombe is the worst by a large margin. Repairs are not carried out within good time, services that are included in the advertisement of lettings are not honoured.

The fees are generally ambiguous (I imagine intentionally), and you should not be surprised if they produce a new fee at a contract signing.

All references are carried out and agreed with a landlord before a tenancy is agreed and ensure that the landlord is happy to proceed before commencing any tenancy. A tenant is never advised that they can make their last payment from a deposit, however if this money is not paid, the Deposit Protection Service will allocate deposit money against a rent account before damages. Anything beyond the deposit amount has to be pursued ...
