We had the exactly same issue in a flat in Drayton Park, North London (Arsenal). they deduce £1250 because they didnt do a checking before we move in. Terrible experience with this useless agency. Galliard must be one of the most dodgy agencies in London - it's certainly the worst I've ever dealt with. I lived in the Drayton Park flats as well and was not one of those lucky 199 that have a great expereince. I have had the exact opposite of that described in the above review. Repairs were slow to be made/not made at all. I had to constantly chase them in order to get things fixed - for example I was left without a working oven for nearly 2 weeks. Some repairs were not ever fixed (I gave up chasing them in the end) and I have been charged for them when I left the property. Only after I provided ...

We should be charged the cleaning fee. I would also suggest that we should not be charged the full amount for the check-out inspection as the inspector arrived 1.5 hours late and did not conduct a thorough inspection at move-in but was overly zealous in finding faults at check-out.

What agent could do to change your mind?
i don't expect much, but at least be reliable on basic things. For example quick reply to emails, reliability on booking days and time and no matter what, the address of the property you are renting MUST be the right one!
