The heaters were condemned by the gas man! We were left with no heating throughout the winter with a newborn baby! We were given electric heaters which ate our electric like there was no tomorrow!! There is no need to write to you and make a complaint as it's currently in the hands of my solicitor! I really wish we had read these reviews before we had rented a property from yourselves. I would rather live in a skip than a property you own! ...

Thank you for your review. Unfortunately the landlord went with the tenants that had put their agency fee down already before you showed interest in the property. You were informed at the property that someone else had put the agency fee down. The landlord also decided to go with a family and was not interested in the extra money that you said that you would pay. This was not our decision and was the landlords decision; the landlords decision is final. ...

We conduct the credit checks and referencing on each tenant over the age of 18 that is going into a property. Our agency fees are £114 including VAT per person and the same if the guarantor is required. We give at least 24hrs notice to the tenants when carrying out viewings and remain very professional when conducting the viewings. We do have a complaint procedure and if you had followed procedure then we could have looked into your complaint professionally. ...

We have never been to court with a tenant after they have moved out of the property (We have been if a tenant needs evicting and the landlord needs support). There is a complaint procedure that should be followed for all complaints, so that complaints can be looked into professionally. ...

What agent could do to change your mind?
They could probably do with the entire team of staff learning basic conversational skills. Literally things as simple as letting the customer finish their sentence will do wonders, but frankly, considering that the attitude seems to run through every single member of staff. That said, the agent who showed up late (I believe her name was Victoria) was the only one to be reasonable and talk to us properly. Credit where it's due, although she was late, she was very good with us and made me feel more comfortable. Susan, the lady I spoke with on the telephone, interrupted so constantly that it was hard to contain my anger.

Firstly if there was a complaint to be had then you should have processed this through the right channels. The property is advertised with no garden, tax band B and a small dog would be allowed with double deposit. You firstly viewed the property on Friday evening and then you wanted to book a second viewing which was booked for the Tuesday. I am sorry that I do not know who you are or your case. I can say that if you would like to discuss in further detail your grievance, then we are all ears and you can do this by sending an email to our office and we will follow the complaint procedure. Also we accompany all of our viewings in a professional manner and would never allow a stranger to enter a property without us accompanying them. All tenants get a least 24hrs notice of a viewing. When you went into the property the new gas central heating was in process of being put in, unfortunately we had to rely on dates from the company as to when they could put the pipe work in the property from the road, as there was no gas in situ we had to start from scratch. The paperwork for this does take a few months and is out of our control.
