Comment on agent fees
It was a holding deposit to take it off the market but they kept it on the market. We lost £450 and will have to sue them to get it back.

You did not take the property off the market which was the reason for the holding deposit. Going through the Property Ombudsman is not possible if you intend to take your claim to court. We asked for our money back and at one point you offered to pay it back. This is not the way to do business and the fair thing to do would have been to take it off the market, but you didn't. We checked online and it was advertised for rent although we had paid the holding fee. ...
