I had a vert similar experience two and a half years ago with the agency and I also used Imagine Conveyancers - never again! I am waiting for £500 retention monies to be returned, they do not reply to emails or phone calls, probably because they have had their fee. ...

Don't sign up for 1% fee. Ask for 1% fee INCLUDING the VAT or else you are paying them a rate of 1.5%!

I don't understand why the tenant has to pay to be referenced, get the inventory done or ensure the deposit. All these things should be responsibility of the landlord. I can accept cleaning fees as at least the tenant will benefit from it but they should be optional as they could opt for cleaning themselves. This is common practice, but outrageous anyway.

What agent could do to change your mind?
I think my review outlnes why I have no confidence. I appreciate Bradley is new but he needs to be closely mentored before he has direct access to the public. Also the team need to understand they are customer facing and the phone is king in their world as a potential customer will be at the other end so they need to think before they speak and utilise their customer service skills.
