The fee that you paid is a non-refundable reservation fee that is paid in addition to the purchase price. The fee is charged at 4.2% of the final sold price and subject to £6,000 inclusive of VAT. IAM-Sold is an auction service provider who offers properties for sale and they recommend that all interested parties view the property, review the auction terms and conditions and the Buyers Information Pack before proceeding to bid.

All properties offered for sale by auction provide interested parties with a Buyers Information Pack. This is a collection of documents relating to the property and includes the Lease Register which shows the number of years remaining on the lease. This was the case in relation to this transaction.
As with all auctions, we strongly recommend interested parties to view these documents carefully before bidding and we are sorry to hear that this was not reviewed on this occasion.

We have no say in the exchange and completion dates that are agreed between the Buyer's Solicitor and the Seller's Solicitor, this is entirely agreed by the Buyer and the Seller.
If the Contract Terms were changed you as the Seller would have had to agree this verbally and sign a new updated contract.

Whilst the fee is 4.2% of the final purchase price, subject to a minimum of £6,000 inc. VAT, all customers are aware of the fees due to full transparency offered by IAM Sold. It is the Buyer's own decision if they wish to pay these fees.

Whilst some might feel the charges are expensive, the company is fully transparent. Each seller will have to decide if this method of sale and its associated costs are for them. I had no problem with the costs, and am satisified that the overall experience was worth it.
