Dear Seige, Thank you for your recent comments. With a lack of properties coming to the market we have seen an increase in agents ‘buying' instructions – this tends to involve agents offering higher valuations and lower fees. Whilst I hope this isn't the case in your situation it can get frustrating for the team and unfortunately on rare instances this can come over in the wrong way, so please accept the companies apology if this was the case. Whilst the fee charged is less than the larger players, it was still a substantial sum and took a substnantial chunk of the money from the sale. Considering the fee is 2.5 times the upfront fee, there seems much disparity between the two. A cost to sell a house is the same whether upfront or on completion.

Even though the commission was a fixed fee, Hills Residential took great pains on our behalf to achieve the best selling price. We could not have had better service, even if we had chosen a larger company whose fees were vastly greater.

I thought the fees were reasonable for the service, until we got to the aftersales point. I thought part of the price we were paying was for aftersales progression and it was quite poor. The advertising and offer agreed stage of the transaction though were great and fees for this area were justified.

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.

Complaints Procedure

Hills Residential compliant procedure
1. If you believe you have a grievance, please write in the first instance to the relevant branch and the branch manager.
2. The Grievance will be acknowledged and then investigated thoroughly in accordance with our complaint handling procedures. A formal written outcome of the complaint will be sent to you within 10 working days of receipt of your initial letter and you will be invited to make any comments that you may have in relation to this response. If for any reason, we require longer than this time scale to fully investigate the matter, we will advise you in writing and confirm our revised response date.
3. If you remain dissatisfied with the result of our internal investigation then please write to Martin Hill at the following address:
