Many of our landlord’s relationships with us are of a long term nature and benefit from a range of services we offer which is tailor made to suit their individual needs. Our landlords whether they are private or commercial all have a common desire to ensure that their most expensive asset is maintained to a high standard by professionals that they can rely upon. There are very few agents whether corporate or independents that can compete with Harringtons, we are one of the only lettings specialists in Brighton and Hove and over the years have perfected our formula to let properties. I understand that choosing your letting agent is one of the most important decisions that you can make and will have an impact on the value of your asset or investment. You will need an agent that you can rely on to help you, act with your best interest in mind and ensure your property is well managed. Selling your property or home?
This is where all of our experience within the industry counts. When we carry out a property valuation we are not a typical estate agent. We have been lettings based for many years and have understood having let thousands of properties that landlords are very much like people selling their homes. They want honesty, integrity and reality. We will not give you a valuation that is not achievable. We will give you our honest opinion of what you are current property’s value is based on property market at that given time. We are not here to inflate the value of your property just to get it on the market, that is not the way we work. We want to ensure we will sell your property for you as quickly as possible so your own plans and financial needs are met.

Our experience within the office is second to none, not only have we sold properties but also purchased properties on behalf of people over the years. This allows us to understand what people want to know rather than what they want to hear. We will always be honest with what we think.

We are sorry to hear this it is not often that a deposit return takes this long. The majority of deposits are returned within two weeks of the vacating date, but there can be delays dependent on the situation. We are not sure who you mean by third party, perhaps the Deposit Protection Service? If it has not yet been resolved then we would more more than happy to discuss further however without knowing what property you are referring to we are limited to what we can advise. ...

Dear Zephyr, Thank you for your review. We are unable to find any tenant under this name however we will try our best to respond accordingly. Until a tenancy commences we are not permitted to hand out landlord details and therefore in the interim Harringtons act as the ‘middle man' and liaise between both parties accordingly. If we provided an intro service as opposed to a managed service on behalf of the landlord, then once the tenancy has commenced Harringtons would only then pass ...

This is taken to demonstrate a commitment to rent the property

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.

Complaints Procedure

OUR COMPLAINTS PROCEDURE

Stage 1

In most cases we try to resolve your complaint immediately. Where it is possible to resolve your complaint within five working days, we will let you know what we can do by communicating with you by way of email or in writing. If it is not possible to resolve your complaint within five working days we will automatically escalate the complaint to stage 2.

If you are not happy with the way we have dealt with your complaint at Stage 1, you have ten working days to request that we progress the matter to stage 2 of our complaints procedure. You will need to tell us what you are unhappy about and why what we have done has not solved the problem. This request has to be in writing.

Stage 2

Once your complaint has progressed to stage 2, you will receive an acknowledgement within three working days of us receiving the complaint. We may contact you to make sure that we have all the facts so that we can fully investigate the problem.

A team leader will fully investigate your complaint and will reply to you within ten working days. If we are unable to complete this investigation within ten working days we will write to you and tell you why and set a final date for completing our investigation.

Stage 3

Once you have received a reply, if you feel that we have not dealt with your complaint satisfactorily, you need to tell us within ten working days. You will need to tell us why you remain dissatisfied and what further action you would like us to take. We will consider this information and escalate your complaint if appropriate.

A Branch Manager from Harringtons will then review your case. You will receive an acknowledgement within five working days of us receiving your complaint. A full reply will be sent to you within fifteen working days. If we are unable to complete this investigation within the fifteen working days we will write to you and tell you why and set a final date for completing our investigation.

Stage 4 – The Appeal

If you are unhappy with the way your complaint has been dealt with by the Branch Manager, you can ask for the complaint to be referred to Mark Harrington the owner of Harringtons Lettings. You should do this within ten working days of receiving the response from our Branch Manager. You will need to tell him why you remain dissatisfied and what further action you would like him to take. Your complaint will then be referred to Mark Harrington.

When your case is considered, you will be entitled to make all representations in writing to include all facts. You will then receive a final decision within ten working days. If you are still unhappy with the decision made by Mark Harrington then you are entitled to refer the matter to the Property Redress Scheme. Their details can be found at www.theprs.co.uk.
