We take your comment on board with regards to repairs; without looking into your exact situation, there are various factors which can affect time taken to carry out repairs e.g. getting authorisation from the landlords, arranging access with tenants who like to be present in the property, using landlord's preferred contractors etc... Comment on agent fees
I think it's fare to expect international students to pay 3 months in advance as it is very costy to pay deposit and 3 months rent all at once when moving in.

To clarify, Happy Lets do not charge any agent fees to tenants. Not one penny is charged over and above the rental for the property and the security deposit which is refundable at the end of the tenancy in line with the tenancy agreement, There are no 'expectations' or set policies with regards to paying in advance and this is not demanded of anyone. Yes I am well aware of the process thank you. Regardless of how long you have been trading, charging for cleaning that is not required is shady practice in my opinion. I am not the only person to have spent hours cleaning a property only to have happy lets send round one of their own agents to advise that there is 'dirt and grime' that apparently warrant a very expensive cleaning contractor coming out to conduct a professional clean.
