I never received a letter with regards to the offer, which I told them in no uncertain terms as not acceptable. The buyer has since sold another property through Haart and lied about us having contacted her to get a sale - a balant lie as we did not know her christian name only her surname and had no contact details. I received an invoice on 23rd novermber dated 8th november, i received the same inoivce today with the date changed to september 2010! have asked Mrs Boylan at Haart to investigate ...

maria, it sounds like you were the lucky one. we are landlords and were taken to the cleaners by the same letting manager. they asked as to go in sign our contracts and our tenants would do the same. they then forged and changed bits in the contract and now we are locked in a years contract awith totally unsuitable tenants who cant even afford the rent. they are greedy pigs ...

A cautionary tale for all, albeit the agent is legally obliged to put forward all offers to a vendor, how the offer is solicited is what defines this particular agent and their practices. The ratings don\'t make for good reading. Always remember that in this country, as opposed to Scotland, acceptance of an offer doesn\'t oblige or commit either party to conclude the sale. I agree. They verbally agree a % based fee, but turn it into a fixed fee on the contract, but you don't notice the detail as you have been taken in by the verbal agreement. The fixed fee encouranges a whole host of bad practices from overvaluing the property to encouraging you to accept a lower valuation. I did complain, but after about 4 letters you get worn down by the process. I also looked at some of the ombudsman rulings and it looked like it was 50/50 as to whether they would of upheld ...

Molka, what do you mean you 'bought' the house through haart? Do you mean you had an offer accepted or did you proceed to exchange? If it was the former then Haart did nothing wrong as a vendor is entitled to accept other offers right up until exchange of contracts. I understand this may have been upsetting for you but don't moan about the agent who was acting within the law, write to your local MP to get UK property law changed. ...

In my case the errors that Haart made in selling my property were so bad that I complained to the ombudsman who upheld in my favour on all points raised and I received compensation. I really would recommend to use another agent....

I would like to add that this complaint was about events which happened from 2006. Monkey did submit a complaint and was provided with compensation, although we had already made a lower offer during the complaints process. Since this complaint there is a new manager but Lincoln remains the most successful office in our Company.
