Hi it is difficult to give you a response to your comments as you have not given specifics if you are relating to the tenancy on Queens Margarets Grove, the landlord managed that property her self and not Friar, so would need to contact her direct we were paid to find a tenant and not manage the flat. . If this is the same property the landlord complained every month that the rent was late and that there was more people living at the flat that was on the tenancy. ...

We always book appointments and our maintenance always let the tenants know that they are coming over. It is difficult to relate to which flat you are talking about as you have not been specific. If you are relating to Church Lane there was a damp test carried out a week after the damp was reported and it turned out to be condensation.
