View all comments (1) Hi Maceo, I'm sorry to read your review. I agree that tenants should ensure that the inventory at the start of the tenancy is accurate. That document (signed by the tenant) forms the basis for our end of tenancy check and is what we use to determine whether something has been damaged during the tenancy. However, I do not agree that we use any excuse to avoid returning a tenant's deposit - there would be no benefit to us in doing so, as any money is used to pay invoices for cleaning/repairs and ...

I have spoken to your Property Manager who was a little confused as the reported issues were dealt during the tenancy with as was the personal situation within the house, and none of the tenants raised these issues regarding the end of tenancy with him. The first time the fence was replaced there were no shrubs in that strip of ground! I know because I had no problems erecting the fence. Our check-out process is based on the inventory which is signed by the tenant at the start of the tenancy and so unless items are marked as damaged then I'm afraid it is reasonable to assume that the damage was caused during the tenancy. In terms of the emails I am not sure what was said, however I believe that my colleague has already been in correspondence with you this morning and that an office manager will contact you soon so I hope they can help to clear up any issues.
