Landlord Fees

We offer our landlords a very simple, transparent and highly competitive fee structure - a one-off set-up fee of £300.00 when we first let your property, a monthly management fee of 12% of rent received thereafter and £200.00 for any subsequent re-lets.

And that's it - inventories, inspections, documents and referencing is all included in our management charge so there are no other fees at any time, ever.

For those landlords wishing to self-manage, we also offer a Tenant Find service for only £450.00, including all marketing, referencing and production of the AST.

(Please note - all fees are plus VAT @ 20%)

Tenant Fees

Before submitting a tenancy application, please discuss your exact situation with us and – most of the time – we will be able to give you a good idea of whether or not we can help you, as long as you are honest and tell us everything upfront (we’re going to find out anyway, so you are wasting both our time and potentially losing your holding deposit if you don’t).

A holding deposit of one weeks rent is required with each tenancy application, which will form part of the (typically) five weeks security deposit due on signing the lease.

A property will not be withdrawn from the market until this is received.

A holding deposit will be forfeited if –

* The tenant withdraws
* The tenant does not take all reasonable steps to enter the tenancy
* The tenant fails a right to rent check
* The tenant omits information or provides misleading information which materially affects their suitability to rent the property

Please note that a guarantor may be required in some circumstances.

For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.

Complaints Procedure

If you have a problem relating to the service you have received, please discuss this at the earliest opportunity with one of our members of staff. Our aim is to deal with your problem sympathetically, fairly and quickly.

If you feel that the matter is not being resolved to your satisfaction, please ask to speak to a Manager. The Manager will try to resolve the matter on the day you raise your complaint, although whether this is possible will depend on the complexity of the complaint.

If the response by one of our Managers does not resolve the matter to your satisfaction, you can ask the Manager to refer the complaint to our Director, alternatively you can write to him:

A letter of acknowledgement will be sent to you within 3 working days. It will also:

Set out our understanding of your complaint and state when we will be able to reply in greater detail.

You may also be asked for additional information if this is required to assist resolving the matter. Your letter should state why you are still dissatisfied and what further action you wish Fielding Properties to take to fully resolve your complaint. The Director will fully investigate your complaint as quickly as possible.

In all but exceptional cases, by the end of eight weeks following receipt of your complaint, Fielding Properties will have given you its final response in writing.
