Landlords ¢â‚¬â€œ beware of agents recommending unsuitable tenants just to get commission and then charging you hundreds of pounds for unsatisfactory references! Eddison and White introduced me to 4 sharers who they said had accountant-certified income. By the time the references came through - a week later after several chases ¢â‚¬â€œ one tenant had pulled out and the references for the remaining tenants were incomplete and inaccurate. They had insufficient collective income and some of the "self-certified" accounts looked unconvincing. Yet rather than protecting my interests by challenging this, they tried to push me into an agreement which would have inevitably meant an illegal sublet and financially unstable tenants. They are now insisting that I pay an administration fee of ‚£250 + VAT for refusing to take them on! I feel cheated.

Myriam, We found you four tenants for your property but one of them withdrew and the remaining three still wanted to proceed. You were happy with this at the time. We use a professional referencing agency to collect the rent and they have produced a report on all three tenants proving they can collectively afford the rent, they have proved their income as the self employed parties had certified accounts completed by accountants and all other references were satisfactory. Even though our tenancy agreements state that deposit should be returned within 10 working days, unfortunately we cannot return until we have written permission to do so from the landlord. Complaints Procedure

Eddisonwhite aims to provide the highest standards of service to all their clients, but to ensure that your interests are safeguarded, we offer the following: If you believe you have a grievance, please write in the first instance to Nicola Eddison at the address below:
Eddisonwhite, 35 Cavendish Road, Colliers Wood, London SW19 2ET.
The grievance will be acknowledged within 3 working days and then investigated thoroughly in accordance with established in-house procedures. A formal written outcome of the complaint will be sent to you within 21 days. If we require longer than this timescale we will advise you in writing and confirm our revised response date. Following the conclusion of our in-house review we will write to you with a final written statement.
If you are dissatisfied with the conclusion of the in-house review of the complaint, you can refer the matter to the Ombudsman for Estate Agents, Beckett House, 4 Bridge Street, Salisbury SP1 2LX.
