Duncan Yeardley recommended a monthly rental of ‚£1,500.00, which was mid-range compared to fees recommended by other agents which varied from ‚£1,450.00 to ‚£1,600.00. This was because many people set a limit of ‚£1,500.00 in their search criteria when looking for properties to rent. When tenants were found within an hour, we wondered if we could have achieved a slightly higher rent (this is human nature!) but, overall, we feel that it is a fair rent and are really pleased with it.

SECURITY DEPOSIT (per tenancy for rent under £50,000 per year) - EQUAL TO FIVE WEEKS RENT
This covers damages or defaults on the part of the tenant during the tenancy. This is not payable if the Nil deposit option has been selected.
Unpaid Rent
UNPAID RENT - INTEREST AT 3% ABOVE THE BANK OF ENGLAND BASE RATE
This is payable from the rent due date until paid in order to pursue non-payment of rent. Please note - this will not be levied until the rent is more than 14 days in arrears.
Lost or replacement key
LOST KEY(S) AND/OR OTHER SECURITY DEVICE(S)
Tenants are liable for the actual cost of replacing any lost key(s) or other security device(s). If the loss results in locks needing to be changed, the actual costs of a locksmith, new lock and replacement keys for the tenant, landlord and any other persons requiring keys will be charged to the tenant. If extra costs are incurred there will be a charge of £15 per hour (incl VAT) for the time taken replacing lost key(s) or other security device(s).

Early Termination
EARLY TERMINATION (Tenants request)
Should the tenant wish to leave their contract early, this is subject to the landlord’s agreement and the tenant shall be liable for the landlord’s costs in re-letting the property as well as all rent due under the tenancy until the start date of the replacement tenancy. These costs will be no more than the maximum amount of rent outstanding on the tenancy.
