A clear table of the fees incurred when renting through Dexters was issued to me from Sonia right from the beginning. This was very helpful as there were absolutely no hidden costs for the first payment.

What agent could do to change your mind?
They could have followed the contact, performed the legally required checks of fire alarms and boiler, given the legal 24 hour access notice. Generally just followed UK law and our contract as opposed to having situations bordering on harassment and criminal access. Provided a real 24 hour service for emergencies as the one time we needed them during a faulty fire alarm no one answered.

Please save yourself the trouble and use an online agent. Dexters charge 2%, and in order to get you to agree to it, they over value your property. It is a strategy, and in the end they sold it for 100k less than what they said ...

Be teachable. Learn from this. Be efficient. Be more honest. Be consistent. Be fair. Be compassionate to clients. Be more simplistic in approaches and methods. Be assertive in initiating clear communications. Be excellent in every area of business. Satisfactory or less should not be an option.

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
