Pretty standard to the agents I had out to give valuation. Although they included the cost of them completing the viewings within the fee which made my life easier.

Do not expect to get your deposit back. Check and see who the owner is on tenancy. If its a Mr or Mrs McAllister then im afraid you have been scammed. They own the letting agency so theres a conflict of interest there imo. They have a 100% dispute record for the deposit scheme as far as I can tell through my investigations. Meaning no matter how good you leave the property they will raise a dispute in the hope you do not understand the complicated deposit dispute scheme process. They will then f ...

Countrywide seems to have a corporate culture of misleading and mistreating tenants (and, from what I hear, landlords as well). Don't sell something or raise expectations when you are not able to fulfill the service. I understand that you need to cover costs if people prematurely take properties off the market, but why hit people with additional charges when you have been unable to provide the service discussed when the contract was signed?

What agent could do to change your mind?
When they offer they flat to me and demanded the money instantly they should have stuck to the move in date advertised and agreed when I paid upfront. They rent to be reassessed due to property condition. They should not charge such a high amount for admin, and should have told me when they gave me no option but to take a 6 months lease they they would again be charging more admin. They should make it clear on their web page and at viewings that all these charges will apply and will be expected on the spot, and that future paper work charges will be billed.
