The same happened to me with CONnells. Although I had a mortgage in place they tried to force me to take out one with their mortgage (in-house) 'advisor' who lied and said that the seller would only sell if I took out the in-house mortgage advisor's mortgage! Which is illegal. The manager was very aggressive and very rude. ...

Hi, I'm currently in the same situation with Connells in Luton. My calls are seldom returned and I've also paid 15% deposit for a flat. The agreed date of contract exchange is on 6th of Aug, but it has been delayed without committing us with an alternative date. Every week when I called, a lady called Brigid will say 1 more week. We had exactly the same problem. We stayed with them for a whole year and had no more than 5 viewing the entire time. During thie time they lost us 1 of those veiwings by not being able to get into the front door even though it is the easiest door in the world to open and then gave our house keys to another customer by accident! You cannot blame the agents if there is a legal problem with the property you are buying. This usually comes up when the sale is proceeding and is not usually known. The same goes if people are in a chain and something goes wrong. The agent cannot be blamed for this as they normally do get the blame. The agents job is to sell the house not do the legal work. yes they can chase the legal work but cannot be held responsible if something goes wrong. Hopefully now you have moved you will be enjo ...

We have exactly the same problem, we have been through the ombudsman, but they found in their favour and are now faced with paying for a hips, plus admin fee within 7 days or they will take us to court, worst experience ever, and they overvalued to get our house, with no mention of when you leave which most people do you will have to pay the hips price, also they are the only agents to charge an upfront fee so we felt we would get something for that, big mistake, big expensive mistake. ...

I have recently dealt with Connells in St Neots as a first time buyer, Never again! I particularly found their hard sell approach on mortgages products and services very annoying and a real turn off to use them at all. I have thankfully found another property with another estate agent which I am pursuing : ) ...

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
