They charge too much for the service they provide. They claim to carry out two monthly inspections then say if the tenant doesn’t want to give access, they don’t have to. We now have an authorised HMO because of their incompetence.

They force tenants to pay a referencing fee, which is illegal in Scotland. They get around this by claiming it is really the landlord who is asking you to pay, and by getting tenants to pay directly to a company called MARAS (a shady subsidiary of Towergate Insurance, who should know better).

I have found agencies to be at best disrespectful and at worst I have lost entire deposits (before the TDS was introduced) when I left a house immaculate, but did not want to leave a forwarding address because the agent was bullying me. Private landlord every time if at all possible! You can get the feel of what they are like by talking and meeting with them and vice versa.
