You have raised a very serious point Simon34 regarding the need for thorough regulation of this industry as well as the need for agents to take responsibility for their actions and deliver on their promises/sales pitch. Sadly my (and my tenant's) experience of this agent was that they do not. There shouldn't really be any need to involve the property ombudsman or ARLA if agents deal with problems professionally when they arise - and believe me this is not a route I would have chosen if I felt ...

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
Complaints Procedure
We have an in-house complaints procedure through which we endeavour to resolve any issues direct with our management team. If, however any client feels that this is not sufficient, then complaints are directed to our umbrella company, Xperience. They too have a procedure for handling complaints. In addition, we are members of the Property Ombudsman Scheme.
