I handed over the money for the holding deposit on the day I viewed the property. I thought the process was smooth until I got a call back from Tom about half hour later to say he had made a mistake with the pre tenancy fees, which at that time he mentioned the ‚£30 rent premium on top of my rent which I was unaware of. This rent premium I understand covers me for 3 months if I am on long term sick with work and Choices pay 3 months of my rent. I tried to avoid paying this extra insurance each month as I have long term sick cover with my job. I was willing to pay the minimum 6 months rent in advance straight to the landlord so I didn't require this ‚£30 insurance. Tom said he would ask the landlord if this was possible but never got back to me, forcing me to ask him again several times to which he said 'no', that's not possible. I do wonder if the question ever got asked to the landlord??? I would have thought that if it was a landlord requirement to have a rent premium in place and a tenant offered to pay all the rent up front, then the landlord would be very happy to accept that. All the other fees I paid were acceptable in today's rental market.

Agent increased fees from 10% to 12% of rental about 12 months ago. Given that the agent's fee increases as rentals increase, I was not happy with the additional 20% hike in my costs - especially since Choices tried to pass this off as a 2% increase. The management fees are not however within the control of Caterham office
