the fees for this agent were al lot less than other agents I had seen. This was a big deciding factor in using this agent and renting the apartment that I did.

The deposit to secure the place is more than the monthly rent and is purely to secure the room. The rent had an additional, although optional, highly recommended monthly insurance cost from the agent. There is also a large sum for a security fund that the agent keep during the contract period. This bought my initial payment to be approx 3x the advertised monthly cost of the room. Although I have suggested that I was unhappy with the fees, they were appropriately justified by the agent thus my answer being yes for the latter question.
