The Agency is owned and run by Howard Bloohn and Ashley Gendler, who collectively have in excess of 70 years agency experience in the London and Home Counties residential property market.

Howard and Ashley opened Burghleys in August 2006 having recognised that the local area, and Tufnell Park in particular, did not possess a good quality Independent Estate Agent located on its prime shopping parade.

The office is situated in a prominent corner position only 50 meters from Tufnell Park underground station (Northern Line) and within a short walk of Kentish Town underground station (Northern Line) and overground station.

Starting from scratch, Burghleys quickly started to establish itself in the local market place and within a short space of time became the most prominent Independent Estate Agent in the local area recognised for its overriding commitment to the highest standards of service.

Burghleys were not only assisting local homeowners, but began to attract a number of high profile major corporate clients, multi landlords, developers and investors keen to use their services.

Burghleys have since gone from strength to strength, continuing to have a major presence in the local (and not so local) market place for residential sales, lettings and property management.

Howard and Ashley continue to be at the forefront of the business as fully working full- time partners and now have a team of negotiators and administrators working alongside them to drive the business forward.

I would agree with the first comment, we had a very unpleasant dealing with them. We were in a lovely position to buy, no chain, no limit, but their pushy bullish behaviour was their undoing. would suspect their approach is due to a very slow turnover in the area. Avoid at all costs! ...

LANDLORD CHARGES AND FEES FOR LETTING A RESIDENTIAL PROPERTY WITH BURGHLEYS ESTATE AGENTS

LET ONLY SERVICE

Sole Agency
7.2% (6%+VAT) payable at commencement of tenancy

Multiple Agency
9.6% (8%+VAT) payable at commencement of tenancy

Services Include:
Visiting of property and carrying out market appraisal (with no obligation)
Agree market rent and find tenant in accordance with landlords’ instructions/requirements
Provide guidance in relation to letting consents, i.e. Insurances, mortgage lender & freeholder consent
Market the property and advertise on appropriate portals
Erect board outside property in accordance with Town and Country Planning Act 1990
Advise on non-resident status and HMRC tax implications (if appropriate)
Carry out accompanied Tenant viewings
Negotiate terms with prospective Tenant/s and negotiate acceptable rent
Deal with the application and taking up of references through a credit referencing agency (payable by tenant/s)
Preparation of a suitable Tenancy Agreement for the letting and arranging the signing thereof by all parties
Assist landlord in complying with statutory regulations relating to gas, electric, fire and smoke alarms, carbon monoxide detectors and soft furnishings and arranging the same
Arranging for the collection of the dilapidations deposit (paid by the tenant against breakages and damages) and lodging with an appropriate Tenancy
Deposit Scheme
Receiving of initial monies (advance rent) subject to the deduction of fees and associated costs and charges.
Preparing and submitting of an initial statement to the landlord
Completion of statutory declarations as requested by HMRC

Complaints Procedure

There are two resident partners in the business, one of which predominantly deals with lettings, the other with sales.

Should their be a complaint in relation to lettings, the sales partner will deal with the matter accordingly and vice versa.

All written complaints will be acknowledged in writing within 24 working hours and responded to in writing 7 working days.

Burghleys are voluntary members of The Property Ombudsman Scheme. In the unlikely event that a complaint cannot be resolved, the complainant can request that The Ombudsman take their complaint further.
