Tenant Fees

Overall Fees

You will need to pay 1 week's rent as a Holding Deposit to place a property 'under offer' whilst we undertake legal checks (Right to Rent, AML, etc) and references to ensure you and legally entitled to and are able to fulfill the terms of your proposed tenancy. On the basis your tenancy goes ahead as per the originally agreed terms and all parties sign all tenancy related documentation with 14 days of paying the Holding Deposit this will be refunded in full.

Security Deposit: capped at a maximum of 5 week's rent
The 1st month's rent (unless an alternate rent schedule has been agreed upon)
Other permitted payments which may apply during your tenancy are as follows:
-changes to tenancy documentation
-interest charges for late payment of rent
-payment to cover reasonable incurred charges to resolve an issue caused by a tenant (e.g. the cost to replace locks & keys if a tenant loses a set)
-payment of any unpaid rent or reasonable costs associated with the 'early termination' of a Tenancy

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.

Complaints Procedure

1. We are required to immediately undertake an investigation and provide you with a report of our findings within 15 working days.

2. Where possible, the case is to be investigated by a Senior Member of Staff not involved in the case.

3. With this report will be a statement of our final decision and any offer we may wish to make.

4. If this is not acceptable then the matter and our report is passed to TPO (The Property Ombudsman) for them to reach a decision on the matter.
