Comment on agent fees
They have a grading system which I find odd. Most agents take a previously-agreed percentage of the sale price. Barnard Marcus have this option but prefer a fixed fee option, which is fine if the final offer is an expected one but not if the offer is lower. Also, in the best traditions of estate agents, when they quote their fees, the omit to mention VAT which invariably pushes up the fees. In my case, VAT was mentioned at the outset but even so, I found their fees higher compared to other agents. That said, they did go all out to find me a buyer, including involving other branches within the borough, and once found, to progress to completion so I felt that they had earned their money.
